Our Building Code Administration Department ensures compliance with the Uniform Building Code for all building-related projects, fostering safety and adherence to structural, mechanical, and fire protection standards.


Position Overview

The Building Official (HVAC Specialist) plays a key role in ensuring safe and compliant HVAC installations across our jurisdiction. Under the supervision of the Chief Building Official, you will inspect and review HVAC systems for residential and commercial projects, maintaining alignment with state building codes and regulations.


Responsibilities

  • Inspect mechanical systems permitted through PDS.
  • Review and interpret construction documents, including drawings and specifications.
  • Conduct inspections for compliance with Kentucky Building and Residential Code standards.
  • Document and photograph construction sites and maintain electronic inspection records.
  • Collaborate with contractors, local, and state agencies.
  • Maintain organized records, including permits, inspection reports, and plan review notes.
  • Assist during the Department of Housing’s HVAC audit every three years.
  • Verify contractor licensing in compliance with state regulations.
  • Prepare technical memos, reports, and customer correspondence.
  • Perform additional duties as assigned.

Qualifications

Education & Experience

  • Minimum of six years as a licensed journeyman or master mechanic in HVAC systems.
  • Alternatively, certification as a building inspector with ICC M1 and M3 certification is acceptable.
  • Must be licensed or certified per KRS 198B.650 to KRS 198B.689 or obtain certification within 12 months of employment.

Skills & Certifications

  • Strong ability to interpret construction and mechanical documents.
  • Certification in mechanical system inspection and plan review (ICC M1 and M3).
  • Proficiency in maintaining accurate records and documentation.
  • Valid driver’s license required.

Special Requirements

  • Employees must maintain required licenses and certifications.
  • Personal transportation is necessary for job site visits.
  • Must be able to manage various personalities in sensitive situations.
  • Exposure to construction site risks and varying weather conditions is expected.
  • Occasional overtime with compensatory time or pay.

Working Conditions

Work is performed both in the office and on construction sites. Physical activities may include stooping, crawling, walking, climbing ladders, and operating lifts/scaffolds.


Probationary Period

This role has an initial probationary period of six months.
